Structural Assessment & Audit
Comprehensive assessment of existing buildings and structures to identify deterioration, defects, structural deficiencies and potential risks.
What is a Structural Audit?
A structural audit is a systematic, engineering-led evaluation of an existing building or structure to assess its current condition, identify defects and deterioration, and determine whether it is safe and fit for its intended use.
Unlike a visual inspection, a structural audit involves a combination of field investigation, non-destructive testing, engineering analysis and professional judgement to provide a comprehensive picture of the structure's condition.
CFS Projects India conducts structural audits for a wide range of building types and infrastructure assets — from residential and commercial buildings to institutional campuses, industrial facilities and civil infrastructure.
When is a Structural Audit Required?
- Buildings that are more than 15–20 years old
- Structures showing visible signs of distress — cracks, spalling, leakage or deflection
- Before purchase, sale or change of use of a property
- Following a fire, flood, earthquake or other damaging event
- As part of a planned renovation or extension
- For regulatory compliance or municipal requirements
- When occupants report concerns about structural safety
What We Offer
Our Structural Audit Services
Structural Condition Assessment
Systematic evaluation of the overall structural condition, identifying areas of concern and prioritising remedial action.
Structural Audit Report
Comprehensive written report documenting findings, defect classification, risk assessment and repair recommendations.
Visual Inspection
Detailed visual survey of all accessible structural elements — columns, beams, slabs, walls, foundations and connections.
Defect Mapping
Systematic recording and mapping of all identified defects including cracks, spalling, corrosion staining and deformation.
Distress Investigation
Root cause analysis of observed structural distress to identify underlying causes rather than surface symptoms.
Structural Safety Assessment
Engineering evaluation of structural adequacy and safety, including load-carrying capacity assessment where required.
Our Audit Process
Pre-Audit Review
Review of available drawings, previous reports and structural history.
Site Inspection
Systematic visual inspection and documentation of all structural elements.
Testing
Non-destructive testing where required to supplement visual findings.
Engineering Analysis
Assessment of findings against structural requirements and standards.
Report & Recommendations
Detailed report with defect classification, risk rating and repair recommendations.
